Pricing Policy

  1. INTRODUCTION

This Pricing Policy is established by AP Capital Realty to define standardized pricing procedures and guidelines for all residential, commercial, plotted development, villa, and apartment projects developed, marketed, or sold by the company.

The objective of this policy is to ensure:

  • Fair treatment of customers and channel partners
  • Controlled approval mechanisms for discounts and revisions
  • Compliance with applicable laws and regulations
  1. SCOPE OF POLICY

This policy applies to all projects undertaken by AP Capital Realty, including:

  • Residential Apartments
  • Villas & Gated Communities
  • Residential Plots
  • Commercial Spaces
  • Mixed-Use Developments
  • Pre-Launch Projects
  • Under-Construction Projects
  • Ready-to-Occupy Properties

This policy is applicable to:

  • Direct sales
  • Broker/channel partner sales
  • Institutional sales
  • Online and offline marketing campaigns

PRICE VALIDITY
All quotations, offers, and price lists issued by AP Capital Realty shall remain valid only for the specified duration mentioned in the communication.
Prices are subject to change without prior notice.

  1. PRICING STRUCTURE

3.1 Base Price Determination

The base price of any property/unit shall be determined based on:

  • Project location and accessibility
  • Land acquisition cost
  • Development and construction cost
  • Government guideline values
  • Infrastructure developments
  • Market demand and competitor pricing
  • Amenities and specifications
  • Inventory availability
  • Floor rise and view premium
  • Corner / east-facing / park-facing advantages

3.2 Unit of Pricing

Pricing may be quoted in:

  • Per Square Foot (SFT)
  • Per Square Yard (SYD)
  • Per Acre
  • Lump Sum Unit Price

depending upon the nature of the project.

The total sale consideration may include:

  • Basic Sale Price (BSP)
  • Floor Rise Charges
  • Corner / Premium Facing Charges
  • Clubhouse Charges
  • Amenities Charges
  • Infrastructure Development Charges
  • Car Parking Charges
  • Maintenance Deposit
  • Corpus Fund
  • Legal & Documentation Charges
  • Applicable Taxes and Government Charges

All applicable charges shall be clearly communicated to customers before booking confirmation.

CONFIDENTIALITY
Internal pricing strategies, special offers, and inventory-based pricing decisions shall remain confidential and accessible only to authorized personnel.

  1. PRICE REVISION POLICY

5.1 Management Rights

AP Capital Realty reserves the right to revise prices at any time based on:

  • Market conditions
  • Project development progress
  • Infrastructure announcements
  • Regulatory changes
  • Sales velocity and inventory position
  • Increase in raw material or construction costs

5.2 Applicability

Revised prices shall apply only to:

  • New inquiries
  • New bookings
  • Unsold inventory

Previously booked units shall not be affected unless specifically mentioned in contractual agreements.

  1. DISCOUNT & PROMOTIONAL POLICY

6.1 Approved Discounts

The company may offer:

  • Festive discounts
  • Spot booking benefits
  • Early bird pricing
  • Referral incentives
  • Corporate tie-up offers
  • Bulk purchase discounts

6.2 Authorization

No employee, sales executive, or channel partner is authorized to provide unofficial discounts.

Any special pricing approval must be authorized in writing by:

  • Sales Head
  • Director
  • Managing Partner

POLICY AMENDMENT
Management reserves the right to modify, update, or amend this policy at any time without prior notice.

  1. BOOKING POLICY

7.1 Booking Amount

A minimum booking amount as determined by the company shall be paid to confirm unit reservation.

7.2 Booking Validity

Booked units shall remain reserved for a limited period subject to:

  • Completion of documentation
  • Execution of agreement
  • Payment schedule compliance

Failure to comply may result in cancellation of the booking.

  1. PAYMENT TERMS

Accepted payment methods include:

  • Bank Transfer
  • RTGS / NEFT
  • UPI
  • Cheque
  • Demand Draft
  • Home Loan Disbursement

Cash transactions beyond statutory limits are strictly prohibited.

Delayed payments may attract:

  • Interest charges
  • Penalty fees

Booking cancellation

APPROVAL
This Pricing Policy is approved and implemented by the management of AP Capital Realty.

  1. CANCELLATION & REFUND POLICY

9.1 Customer Cancellation

In case of cancellation by the customer:

  • Booking amount may be partially refundable
  • Administrative charges may apply
  • Refund timelines shall be subject to company policy

 

9.2 Company Cancellation

The company reserves the right to cancel bookings in cases of:

  • Payment default
  • Submission of incorrect information

Violation of agreement terms

  1. CHANNEL PARTNER / BROKERAGE POLICY

Brokerage shall be payable only to:

  • Registered channel partners
  • Authorized brokers
  • Approved referral associates

Commission rates shall be determined separately by management.

No brokerage claims shall be entertained without proper registration and documentation.

  1. TAXES & STATUTORY CHARGES

Customers shall bear all applicable:

  • GST
  • Stamp Duty
  • Registration Charges
  • Transfer Fees
  • Municipal Taxes
  • Government Levies

as applicable under prevailing laws.
